Commercial Property Management Leads to Successful $2.45M Off-Market Retail Property Sale
Matthew Saucier of Gulf States Real Estate Services recently facilitated the successful off-market sale of a fully occupied retail investment property anchored by Harbor Freight, demonstrating the firm’s expertise in commercial brokerage, property management, investor relations, and transaction coordination.
The property was originally acquired by Agracel, Inc., an Illinois-based investment group, as a long-term investment leased to Harbor Freight.
Shortly after the acquisition, Agracel engaged Gulf States Real Estate Services to oversee local commercial property management operations. For nearly a decade, GSRES managed the asset on behalf of ownership, maintaining tenant relationships, coordinating day-to-day oversight, and helping ensure the property remained professionally operated and maintained.
As ownership evaluated its portfolio strategy, the seller approached Matthew Saucier, Director of Property Management and REALTOR®, regarding a potential sale of the asset, and ownership made the strategic decision to divest.
Rather than placing the property on the open market, Matthew leveraged Gulf States Real Estate Services’ extensive network of private investors and 1031 exchange buyers to market the opportunity through an off-market process. Through targeted outreach and established investor relationships, a qualified buyer was identified quickly, and the property was placed under contract in less than 30 days.
The transaction ultimately closed approximately 75 days later at a sale price of $2,450,000.
Throughout the transaction, Matthew provided value well beyond traditional brokerage services. During the due diligence and financing process, the buyer encountered unexpected challenges with lending terms from their original financing institution shortly before closing. After reviewing the situation, Matthew connected the buyer with an alternative local banking partner that approved financing within two days and successfully closed the loan in approximately ten days under substantially more favorable terms.
In addition to facilitating the sale, Matthew coordinated and managed the entire due diligence process from contract to closing, helping ensure inspections, lender requirements, timelines, and critical transaction milestones remained on track for all parties involved.
