A Strong Q3 Across Brokerage, Construction, and Development
As we close out the third quarter of 2025, Gulf States Real Estate Services and Gulf States Construction Services remain focused on our mission: delivering excellence in commercial real estate, construction, and development. From major auto industry projects to landmark community initiatives, we continue to build momentum heading into Q4.
Construction Division: Continuing to Roll
Fresh off the successful completion of Kia of Covington, Gulf States Construction has been retained to build a Second Phase to support the dealership’s rapid growth. The project will include additional service bays and car storage just around the corner from the new dealership.
We’re also partnering with Northshore Toyota to expand their service department, add car storage, and complete major renovations. More details on this exciting project will be shared in the coming months.
The continued technological advancement and general strength of the auto industry is creating opportunities across our project management, construction, and real estate divisions, and we expect this momentum to carry forward into 2026.
Project Update: Church of the King – St. Charles Campus
At Gulf States, we are honored to lead the transformation of the Church of the King’s St. Charles campus, a flagship project that reflects the growth of the church and its commitment to the region.
Exterior Progress

Structural steel erection underway as part of Phase Two footprint addition.

Slab pours and vertical construction of the elevator shaft scheduled in the coming weeks.
Interior Renovation

Rough-ins for new mechanical, electrical, plumbing, and fire sprinkler systems.

Early plaster work and construction of a double elevator pit for improved access.
Key Milestone

“The steel delivery is a huge milestone and really represents the church’s commitment to New Orleans and this location as one of their flagship campuses.”
We remain on track for a grand opening in 2026.
Alabama Spotlight: Growth on the Gulf
Our Alabama Development Division recently closed a major land transaction paving the way for The Club at Point Clear, a high-end residential and golf course community developed by the Daniel Corporation. Designed by world-renowned golf architect Tom Fazio, the exclusive 18-hole course and private residential community will become home to 310 residences.
Additional projects are also on the horizon in Baldwin County, including an equestrian-focused development in South Point Clear.
To support this growth, Gulf States has consolidated Alabama operations into a central office in Fairhope, AL, on Scenic Highway 98 near the Grand Hotel. Baldwin County is now one of the fastest growing communities in the U.S.
Real Estate Market Update: Momentum Building
Interest rate relief has begun to materialize, with the Federal Reserve lowering rates 25 basis points in September (now at 4.25%–4.50%). Further cuts remain possible and are badly needed before the year’s end. Households and businesses could use some real help, given the past several years of high inflation.
What this means for commercial real estate:

More financing opportunities for buyers and developers.

Increased activity across office and industrial sectors.

CRE investment volume forecasted to grow 10–15% through the end of 2025.
Locally, our listed office spaces are seeing stronger activity, and we anticipate multiple contracts being executed in Q4.
Vision in Motion: Northshore Performing Arts Center
In August, leaders from across St. Tammany, Tangipahoa, and Washington Parishes came together for an important conversation about the future of our region. Hosted by Lt. Governor Billy Nungesser and Mike Saucier, President of Gulf States Real Estate Services, the meeting centered on the vision for a Northshore Performing Arts Center, a regional venue to unite our tri-parish area through arts, culture, tourism, and community programming.
The room was filled with energy as parish presidents, economic development leaders, higher education representatives, and community stakeholders explored opportunities and potential impact. While still in the early stages, this initiative represents the kind of bold, collaborative thinking that is typical of our company’s leadership, which can enhance quality of life and economic opportunity across the Northshore for generations.
